- Did not get an Inspection! Your about to make the largest most emotional purchase of your life and you don’t have a chance on your own. Watch your back and hire an honest, educated, and experienced home inspector.
- New construction needs inspected also! Building a house is a complicated intense process and mistakes are made. I’ve inspected thousands of them and every house has defects missed or ignored by the counties and contractors. Get the new house inspected by an inspector who specializes in new construction inspections.
- Buying a house close to a highway! If you buy a house within site of a highway you will hear the highway. You’ll ignore the noise for a couple of months and then not use your yard. Houses close to highways are also hard to sale.
- Poor inspector! Pick the right inspector and check on they’re credentials. They should know the building code and have work experience building homes. They should be a contractor, engineer and code inspector to be considered an expert. Cheap inspectors can get you in trouble.
- Self or family inspections! You and your dad cannot properly inspect a home because you may have built a deck. You need to have extensive experience in electrical work, plumbing, HVAC, structure, building code, engineering, grading specifications, flooring and appliances.
- Buying a 15 to 20 year old house! The materials and products used to build homes have a life span of usually 15 to 20 years. Have the house inspected to make sure the house has been remolded and/or upgraded.
- Call inspector references! Check on the inspectors and call the referrals.Ask them if their inspector did a good job. Did they give repair estimates and provide a written report with photographs.
- Realtor inspector referrals! Some realtors refer good inspectors some refer poor inspectors. It’s not a good idea to take the listing agents referral but a good buyer’s agent should recommend a good inspector.
- Fixer uppers! Repairing houses in need of repair can be a costly adventure. Hire an inspector who has experience as a general contractor. They can give you an accurate estimate of the repair cost needed to fix the home.
- No attic inspection! Hire an inspector who goes in the attic as part of their home inspection. Pay extra if needed because roof leak are only visible in the attic. Roofs can be inspected with glasses but water drips into the attic.
